β How much is the down payment?
Down payments start at $1,500, and in some cases we offer split-payment options to help buyers secure their lot.
β When do monthly payments begin?
Monthly payments begin on the first month after the full down payment is completed and the Contract for Deed is signed.
β Can I access the land right away?
Yes. After you sign the Contract for Deed, you have full possession immediately, even before the land is paid off.
β Are there credit checks?
No. We do not run credit checks. Everyone is evaluated equally.
β** What happens if I need to pay off early?**
There is no prepayment penalty. You can pay off at any time and receive your Warranty Deed.
β What happens if I miss a payment?
There is a 5-day grace period. After that, a small late fee applies.
If payments remain unpaid after multiple notices, the agreement may be terminated β but we always reach out first to help you get back on track.
β Are there restrictions on the land?
Yes β simple, common-sense restrictions designed to protect property value. Examples include:
No pig farming
Clean property maintenance
Septic required before living on-site
Mobile home approval guidelines
Full restrictions will appear in your Contract for Deed and Exhibit B
β Can I put a mobile home on the property?
Yes.
Homes under 10 years old are automatically approved with proof of year/model.
Older homes require written approval.
Mobile homes must be underpinned within 90 days.
β Can I build a house or cabin?
Absolutely β as long as you follow county building and septic rules.
β Do I get mineral rights?
No. Mineral rights are not included, but surface rights are fully yours.
β Do you offer discounts for paying upfront in cash?
Yes. Cash buyers may receive a significant discount depending on the lot.

CONTRACT FOR DEED SUMMARY
This is NOT the contract. It is a summary to help you understand the terms you will sign
1. What You Are BuyingYou are buying a tract of rural land in Alabama.
You receive full possession now, but you receive the legal title only after the land is fully paid off.
The contract explains the exact tract number, acreage, and location.
2. Financing TermsIf you choose owner financing:
-You pay a down payment.
-The remaining balance is financed at a fixed interest rate over a set number of years.
-You make monthly payments through Lendiom, the payment system used by the seller.You may pay off early at any time with no penalty.
3. Late PaymentsIf a payment is more than 5 days late:
-A late fee is charged (4% or $10, up to $50).
-If a payment is missed and not corrected within 10 days after written notice, this becomes a default under the contract.
4. Possession vs. OwnershipWhen the Contract for Deed is signed:
- You immediately receive possession and full use, subject to the property restrictions.
- You do not get the deed yet.
- You receive the deed only after the contract is paid in full.
- You are responsible for the property from the day you sign, including risk of loss.
5. TaxesYou must pay:
- All property taxes starting the first full tax year after signing
- Any county or state fees
- Any special assessmentsIf the seller pays taxes on your behalf, you must reimburse them within 15 days.
6. Your Responsibilities While PayingWhile you are making payments, you agree to:
- Keep the property clean and safe
- Prevent trash piles or nuisances
- Follow county laws
- Not allow junk vehicles, dumping, or salvage operations
- Keep livestock in reasonable numbers (no pigs)
- Build driveways with proper culverts
- Install septic in compliance with county rules
- Not live in any structure until septic is installed and approved
- Obtain all required permits and utilities (seller does not install utilities or septic)You may clear trees only for a home, driveway, and yard unless the seller approves more clearing.
7. Exhibit B β Property Use Restrictions
The property has standard rural-use restrictions designed to protect land value and neighbors.
These include:
- One home AND one mobile home per lot
- Mobile homes must be underpinned within 90 days
- Mobile homes 10 years old or newer are automatically approved with documentation
- Older mobile homes need written approval
- RV living is allowed temporarily only with written permission
- No pig farming
- No industrial uses
- No 18-wheelers parked on the property
- No brush burning
These restrictions will run with the land and apply to future owners after you receive the deed.
Violating restrictions is a default under the contract.
8. Defaults and RemediesYou are in default if you:
- Miss payments and do not fix them after notice
- Fail to pay taxes
- Violate property restrictions
- Break any contract obligation
- Abandon the land
- File bankruptcy
- Provide false informationIf you default, the seller may:
1. Require the full remaining balance immediately, or
2. Terminate the contract and take back possession.If the contract is terminated:
- You must leave within 7 days
- All money paid is forfeited as liquidated damages and rentThis is standard for Contract for Deed arrangements.
9. No WaiverIf the seller gives extra time or shows leniency once, this does not change the rules.
The seller can enforce the contract strictly at any time.
